FULL SERVICE HOME INSPECTION FOR REAL ESTATE TRANSATIONS
We offer full-service home inspections for real estate transactions and pride ourselves in easy to navigate same-day reports if needed that are mobile friendly. We are the only Home Inspector in the area that offers XRF technology for immediate results if checking for lead’s presence. If we find it, we can show you how to work with it so that you are not overwhelmed by its presence. Even if your home is not lead-free, we can show you how to make it lead-safe. Our Inspector will walk you through his findings and assist you in understanding the results so that you feel confident in the knowledge of the full grasp of the health of your new home. We also offer abbreviated post-purchase home inspections so that you have an opportunity to get that same knowledge about your new home even if you have already settled into it.

HAZARD SCREEN
We obtain dust samples in specific areas according to EPA regulations, as well as visually inspect the interior and the exterior of a home to determine if there are conditions could have a potential for exposure to lead-based paint hazards.

FULL SERVICE RISK ASSESSMENTS
In a full-service risk assessment, we test painted components in every room of the entire home using our handheld XRF; this will determine if there is lead paint under the layers of newer paint. We also collect dust samples, perform a visual inspection, and create a full report per EPA and HUD guidelines. At times, this includes soil sampling as well.

ABBREVIATED RISK ASSESSMENTS
With the abbreviated risk assessment, we test many components in different rooms but we assume that anything with the same substrate and paint history is going to have the same lead level result. We also collect dust samples, perform a visual inspection per EPA guidelines and create a report that is less involved. This is a great option for homeowners who would like to know if there is a lead hazard risk, but do not need the HUD regulated documentation; therefore, the fee is lower.
XRF TECHNOLOGY CAPABILITIES

XRF stands for X-ray fluorescence. It’s a powerful, nondestructive technique for measuring elemental composition of Lead. Our handheld XRF analyzer is a portable device that can be used on location for immediate, lab-quality results to help determine the next course of action.
Lancaster City Lead Ordinance
The Lancaster City Council voted on 2/26/2022 to amend the Lead Ordinance that has been in place to include all rental properties to require lead safety by January 1, 2023 (prior to this change, only households with children 6 years of age and under were required).
